This Fourth of July is extra special as we celebrate 250 years of the United States! Since 1776, Independence Day has been a time to reflect on our nation's history, honor the freedoms we enjoy, and gather with the people who matter most. The fourth of July is the perfect excuse to get outside, spend time with family and friends, and enjoy everything summer has to offer! If you’re looking for a few days to celebrate, here are a few ideas:
Watch a Fireworks Show!
Grab a blanket, pack some snacks, and enjoy a spectacular fireworks display under the stars.
Host a Backyard Cookout
Nothing says Independence Day like burgers, hot dogs, watermelon, and good company.
Spend the Day Outdoors
Whether it's the lake, the pool, a hike, or a picnic in the park, take advantage of the summer sunshine.
Make a Patriotic Dessert
Try a red, white, and blue fruit platter, berry trifle, or festive cupcakes to bring to your celebration.
Most Importantly- Celebrate Safely
Stay hydrated, wear sunscreen, and if you're using fireworks, follow local safety guidelines to help everyone enjoy a fun and memorable holiday.

EVAN’S MONTHLY MARKET SNAPSHOT
Hi Banana Family, it’s Evan! Every month, I like to share a few thoughts on what's happening in the market and what I'm seeing firsthand. Here's a quick look at where things stand as we head deeper into the summer season.
As we move through the summer, I'm continuing to see a market that's finding its balance. While inventory is higher than it was this time last year, many homeowners are choosing to wait before listing their homes. Higher mortgage rates and affordability challenges have caused some sellers to hit pause, which means the number of new listings has started to slow.
I'm also seeing home prices continue to level out. While we're no longer experiencing the rapid appreciation of the past few years, well-priced homes in desirable areas are still attracting strong interest. Buyers have a little more room to negotiate, and sellers who price strategically are seeing the best results.
Mortgage applications have also picked up slightly, showing that motivated buyers are still active despite today's interest rates. People are adapting to the current market, and those who are prepared are continuing to make successful moves.
